The property sits on a quiet Victorian-residential block of West 12th Avenue in Denver's Santa Fe Arts District, historically known as La Alma-Lincoln Park. This is one of Denver's oldest neighborhoods and one of only a handful of officially designated cultural districts in Colorado. Two blocks south of the property, Santa Fe Drive is home to more than 60 galleries, studios, restaurants, and performance spaces, plus a monthly First Friday art walk that draws thousands of locals from March through October. Guests regularly walk to Tacos Selene (five minutes), the Buckhorn Exchange (Colorado's oldest restaurant, eight minutes), and a growing slate of independent coffee shops and wine bars. La Alma Park — with an indoor pool, tennis and basketball courts, a dog-friendly open lawn, and the recently renovated La Alma Recreation Center — is three minutes away on foot. The paved Cherry Creek Trail, stretching more than 70 miles through metro Denver, is six minutes east. Transit is strong. The 10th & Osage light rail station is a six-minute walk and runs direct to Denver Union Station (1.3 miles), Denver International Airport (28 miles via train), Empower Field at Mile High (1 mile), and Ball Arena (0.9 miles). Downtown Denver, the Denver Art Museum, Civic Center Park, and the History Colorado Center are all under a mile away and walkable in good weather. Beyond downtown: Red Rocks Amphitheatre is a 25-minute drive (15 miles), and I-70 delivers you to the Front Range ski resorts of Loveland, Keystone, Breckenridge, Copper Mountain, and Vail in 1 to 2 hours.
