The home sleeps up to 10 guests across 6 real beds (plus a sleeper sofa in the game room and a pullout day bed), making it configured for two traveling families, a multi-generation group, or a Ski Cooper / Copper ski crew of 8–10. The main level holds a fully equipped kitchen, a dining area, and a living room. Three full bathrooms are split across the home. The heated 2-car garage has been converted into a game room with a ping-pong table — a popular feature in 14 reviews. The home was nicely laid out, three bedrooms up and one down, two baths up and one down. The home is nicely decorated as well and there is plenty of room at the kitchen table. We had a great stay.

We lucked out big time when our original Airbnb canceled on us 24 hrs before check in and we were able to book Chris's place last minute! It was absolutely perfect for us. Tons of space and everything you could possibly need to feel right at home! Kitchen well stocked and all beds were extremely comfortable with quality linens, pillows, towels, etc. Quiet neighborhood and very close to the town!! I can't say enough about how much we loved our weekend in Leadville and how this house made the weekend perfect. Book it because we sure will when we return!

We had issues with the WiFi throughout the stay. And then the fire alarms went off a couple of times during the middle of one of the nights. But the host was responsive.

Imogene Home sits on a quiet wooded residential cul-de-sac north of Leadville, Colorado, at approximately 10,100 ft elevation. The location is engineered for ski groups — a 15-minute drive north to Ski Cooper, a 30-minute drive east to Copper Mountain, and a 45-minute drive to Vail via I-70. Yet downtown Leadville's Harrison Avenue (with Periodic Brewing, High Mountain Pies, Treeline Kitchen, Melanzana fleece, and the Tabor Opera House) is just 5 minutes south by car. Year-round outdoor access from the property includes: Mineral Belt Trail (5–7 min drive), Mt. Elbert and Mt. Massive trailheads (30 min south), Twin Lakes recreation area (30 min south), Leadville fishery and the Arkansas River headwaters, Ski Cooper (15 min north), Copper Mountain (30 min east), Vail / Beaver Creek (45 min east), and Independence Pass to Aspen (1.5–2 hr in summer only; pass closed November–May). The neighborhood is residential and wooded, with full privacy from the back deck and hot tub. Quiet evenings, easy access.

ALTITUDE: Imogene Circle sits at approximately 10,100 feet. Plan your first 24 hours easy: drink double your usual water, ease up on alcohol, and avoid heavy exertion the day you arrive. Symptoms of altitude sickness include headache, nausea, and shortness of breath. We cannot offer refunds for altitude sickness — if you're prone, consider travel insurance.
NO A/C: Nights in the Leadville area run 40s–50s even in July. Windows and cross-breezes handle daytime warmth. A/C is not installed and is not needed at this elevation.
HOT TUB: Private hot tub on the back deck. Hot tub instructions are included in your arrival email. Please shower before using.
NO PETS: Imogene Home is a pet-free home. Bringing a pet may result in removal or an added cleaning charge.
TRASH: Please roll the trash bin to the curb on Friday morning if staying through the weekend.
WILDLIFE: The home is in a wooded residential area at elevation. Expect the occasional insect or small critter. Keep doors closed. We pest-treat regularly.
CHILDREN: Families are welcome. The home is not child-proofed — please supervise young children, particularly around the hot tub and deck.
