Fairhaven House is a 3-bedroom, 2-bathroom, 4-level family home on East 12th Street in downtown Leadville, Colorado. The property sleeps up to 7 guests across three bedrooms plus a bonus twin room attached to the master, making it suited to families, multi-generation groups, and Leadville 100 race teams. The main floor holds a full kitchen, a dining area, a living room, and a full bathroom. The lower level holds a dedicated game room. The upper level holds the master suite — a queen bed with an attached bonus room holding a twin bed for a child, and an en-suite bathroom with tub/shower. A second queen bedroom and a bunk bedroom (full on the bottom, twin on top) round out the sleep configuration. The home opens onto a private balcony with west-facing views of Mt. Elbert (14,440 ft) and Mt. Massive (14,428 ft), Colorado's two tallest peaks. A fenced backyard offers room for kids to run and dogs of neighbors to admire. Free parking is available on the street and alongside the home. Harrison Avenue — downtown Leadville's commercial main drag — is an 8-minute walk south. The Mineral Belt Trail (an 11.6-mile paved loop for cycling, running, and winter Nordic skiing) is accessible within three blocks. Ski Cooper is 25 minutes north; Copper Mountain is 35–40 minutes east; Twin Lakes and the Mt. Elbert North trailhead are 25 minutes south. No air conditioning — Leadville sits at 10,152 feet and nights run in the 40s–50s even in mid-summer. Pet-free home. Managed by Traverse Hospitality.

5 single people stayed there... plenty of room to spread out. Walked to dinner in town both nights. Plenty of parking for 5 cars as well.

Fairhaven House sits in the north end of downtown Leadville, Colorado — the historic Victorian grid at 10,152 ft elevation. Harrison Avenue, the main commercial corridor, is an 8-minute walk south. The Mineral Belt Trail (an 11.6-mile paved loop popular for cycling, running, skate skiing, and dog walking) is three blocks away. Walkable downtown amenities: Periodic Brewing, High Mountain Pies, Treeline Kitchen, Silver Dollar Saloon (1883), Melanzana (made-in-Leadville fleece), Delaware Hotel, Tabor Opera House, and dozens of galleries, coffee shops, and mining-history attractions. The property's balcony and upper floors face west toward Mt. Elbert (14,440 ft) and Mt. Massive (14,428 ft), Colorado's two tallest peaks. Both fourteener trailheads are 25 minutes south by car. Outdoor access from the property: Twin Lakes (~25 min south), Mt. Elbert / Mt. Massive trailheads (~25 min south), Ski Cooper (~25 min north), Copper Mountain (~35–40 min east), Vail and Beaver Creek (~45–55 min east via I-70), and Independence Pass to Aspen (1.5–2 hr in summer only; pass closed November–May). The Leadville Trail 100 Run and Leadville 100 MTB courses pass within a mile of the home — this is a common staging location for racers and crews.

. ALTITUDE: Downtown Leadville sits at 10,152 feet. Plan your first 24 hours easy: drink double your usual water, ease up on alcohol, and avoid heavy exertion the day you arrive. Symptoms of altitude sickness include headache, nausea, and shortness of breath. We cannot offer refunds for altitude sickness — if you're prone, consider travel insurance. NO A/C: Nights in Leadville run 40s–50s even in July. Windows and cross-breezes handle daytime warmth. A/C is not installed and is not needed at this elevation. A few past guests have noted the upper floor can feel warm on hot July afternoons — opening windows on opposite sides of the house produces a strong cross-breeze. NO PETS: Fairhaven is a pet-free home. PARKING: Free parking on the street in front of the home and alongside the property. No permit required. QUIET HOURS: Leadville's Quiet Hours run 10:00 PM to 7:00 AM. Turning off exterior lights during those hours helps the neighborhood enjoy the dark skies. WILDLIFE: You're at elevation in the Rockies. Expect the occasional insect or small critter. We pest-treat regularly and ask that you keep doors closed.
