Alpine House is a 4-bedroom, 2.5-bathroom Victorian home on East 8th Street in downtown Leadville, Colorado — one block off Harrison Avenue. The home was recently and fully remodeled while keeping Victorian architectural details (original wallpapers and trim in places) alongside updated systems including an induction cooktop range, a Kohler soaking tub, and 500 Mbps WiFi. The home sleeps up to 10 guests across four bedrooms: a king bedroom, two queen bedrooms, and a bunk room holding two bunk beds (four twin berths). Seven real beds total — no pull-outs, no air mattresses. The 2.5 baths include a full bath with a Kohler soaking tub and shower, a second bath with a stand-up shower, and a half bath. The main floor holds a fully equipped kitchen, a formal dining room, and a large living room with a 48" Smart TV. A purpose-built entryway with bench and hooks handles snow gear and ski boots. The home has no air conditioning — at 10,152 ft, nights run in the 40s–50s even in mid-summer. Harrison Avenue (downtown Leadville's main commercial corridor) is a 1-minute walk south. Every downtown restaurant, bar, gallery, and museum sits within a few blocks. Turquoise Lake is 12 minutes north by car. Ski Cooper is 25 minutes north. Copper Mountain is 25 minutes east. Mt. Elbert is 26 minutes south. Vail, Breckenridge, Keystone, and Beaver Creek sit within 30–50 minutes. No air conditioning — not needed at this elevation. Pet-free home. Excellent Victorian in the heart of Leadville. Checking in was quick and easy as well as check out. Kitchen was well stocked and spacious. Only minor issue was the dishes were a bit grubby but other than that it was fab.

Downtown Leadville sits in a preserved Victorian historic grid at 10,152 ft elevation, making it the highest incorporated city in North America. Walkable downtown amenities within 5 minutes on foot: Periodic Brewing, High Mountain Pies, Treeline Kitchen, Silver Dollar Saloon (opened 1883), Melanzana (made-in-Leadville fleece), Delaware Hotel (1886), Tabor Opera House (1879), Leadville Colorado & Southern Railroad depot, the National Mining Hall of Fame and Museum, and dozens of galleries, coffee shops, and mining-history attractions. Year-round outdoor access from the property: Mineral Belt Trail access points (3-block walk), Mt. Elbert (14,440 ft) and Mt. Massive (14,428 ft) trailheads (26 min south), Turquoise Lake (12 min north — fishing, kayaking, Nordic skiing), Twin Lakes recreation area (25 min south), Ski Cooper (25 min north on US-24), Copper Mountain (25 min east), Vail / Beaver Creek (45 min via I-70), and Independence Pass to Aspen (1.5–2 hr in summer only; pass closed November–May). The Leadville Trail 100 Run and Leadville 100 MTB courses run through the neighborhood — a common staging location for racers and crews.

ALTITUDE: Downtown Leadville sits at 10,152 feet. Plan your first 24 hours easy: drink double your usual water, ease up on alcohol, and avoid heavy exertion the day you arrive. Symptoms of altitude sickness include headache, nausea, and shortness of breath. We cannot offer refunds for altitude sickness — if you're prone, consider travel insurance.
NO A/C: Nights in Leadville run 40s–50s even in July. Windows and cross-breezes handle daytime warmth. A/C is not installed and is not needed at this elevation.
NO PETS: Alpine House is a pet-free home.
PARKING: Approximately 2 vehicle spaces in front of the home, not guaranteed. Leadville's Victorian streets were built before cars. If your group has 3+ vehicles, plan to disperse some to nearby blocks. Please park directly in front of the rental to be courteous to neighbors.
CHECKOUT TIME: Checkout is 10:00 AM. This is earlier than some rentals — please plan departure accordingly. Pre-booked late checkouts may be available through the guidebook portal (fee).
QUIET HOURS: Leadville's Quiet Hours run 10:00 PM to 7:00 AM. Turning off exterior lights during those hours helps the neighborhood enjoy dark skies.
WILDLIFE: You're at elevation in the Rockies. Expect the occasional insect or small critter. We pest-treat regularly and ask that you keep doors closed.
