Lady Sage is a restored 1890s Victorian home on West 7th Street in downtown Leadville, Colorado — less than one block from Harrison Avenue, the town's main commercial corridor. The home is configured as two separate living areas: an upstairs suite and a downstairs suite, each with its own full kitchen, full bathroom, living room, and washer/dryer — built around the way two families actually want to travel together. The home sleeps up to 8 guests across three bedrooms (1 King + 2 Queens) plus a pullout sofa. In-floor heating runs throughout. The kitchens are both fully equipped with full-size appliances. Mountain views from multiple windows; a gas grill and patio seating outside. Harrison Avenue is a 1-minute walk — every downtown restaurant, bar, gallery, and museum sits within 5 minutes on foot. Turquoise Lake is 12 minutes north. Ski Cooper is 25 minutes north. Copper Mountain is 25 minutes east. Mt. Elbert trailhead is 26 minutes south. Vail, Breckenridge, Keystone, and Beaver Creek are 30–50 minutes. Parking is generous for a downtown Leadville home: one vehicle fits in front of the home and approximately four vehicles fit behind the home (with room for a camper or trailer). Overall, this place was great - close to all the things to do downtown - you can walk everywhere. Beautiful Mountain views from the second floor. Not a great porch, but I enjoyed the home a lot. While the location was great for getting to the town, the surroundings were not what I expected, but it was fine. We had an enjoyable trip and a great place to call home for a few days.

Great historic house with lovely antique furnishings. Right off Harrison and walkable to everything. House had everything we needed and was very comfortable!

Downtown Leadville is a preserved Victorian historic grid at 10,152 ft elevation, the highest incorporated city in North America. Walkable downtown amenities within 5 minutes on foot: Periodic Brewing, High Mountain Pies, Treeline Kitchen, Silver Dollar Saloon (opened 1883), Melanzana (made-in-Leadville fleece), Delaware Hotel (1886), Tabor Opera House (1879), Leadville Colorado & Southern Railroad depot, the National Mining Hall of Fame and Museum, and dozens of galleries, coffee shops, and mining-history attractions. Year-round outdoor access from the property: Mineral Belt Trail access points (short walk), Mt. Elbert (14,440 ft) and Mt. Massive (14,428 ft) trailheads (26 min south), Turquoise Lake (12 min north), Twin Lakes recreation area (~25 min south), Ski Cooper (25 min north on US-24), Copper Mountain (25 min east), Vail / Beaver Creek (45 min via I-70), and Independence Pass to Aspen (1.5–2 hr in summer only; pass closed November–May). The Leadville Trail 100 Run and Leadville 100 MTB race routes run through the downtown grid.

ALTITUDE: Downtown Leadville sits at 10,152 feet. Plan your first 24 hours easy: drink double your usual water, ease up on alcohol, and avoid heavy exertion the day you arrive. Symptoms of altitude sickness include headache, nausea, and shortness of breath. We cannot offer refunds for altitude sickness — if you're prone, consider travel insurance.
NO A/C: Nights in Leadville run 40s–50s even in July. Windows and cross-breezes handle daytime warmth. A/C is not installed and is not needed at this elevation. In-floor heating handles winter.
NO PETS: Lady Sage is a pet-free home.
TWO-LEVEL SEPARATION: The upstairs and downstairs function as separate living areas. If your group prefers one family per level, coordinate room assignments in advance. There is an interior connection between the two levels.
PARKING: Generous for a downtown Leadville property — 1 vehicle in front, up to 4 behind the home. Campers and trailers can fit behind the home.
CHECKOUT TIME: Checkout is 10:00 AM. This is earlier than some rentals — please plan departure accordingly.
QUIET HOURS: Leadville observes Quiet Hours from 10:00 PM to 7:00 AM. Turning off exterior lights during those hours helps the neighborhood enjoy dark skies.
WILDLIFE: You're at elevation in the Rockies. Expect the occasional insect or small critter. We pest-treat regularly and ask that you keep doors closed.
